Cutler Bay has spent most of its life as a quiet, low-rise town near Biscayne Bay, and for the most part it still is. But 2026 is the year the changes became easy to see from the car window. Here is a friendly rundown of what is taking shape, drawn from the Town’s own records and from the developers doing the building.
Southland Mall is becoming Southplace City Center
The biggest story in town is the transformation of the roughly 100-acre Southland Mall property into Southplace City Center, a mixed-use district that American Landmark and BH Group are building out over about seven years at a reported cost of $1.5 billion. The full master plan calls for roughly 5,000 market-rate residences, 500,000 square feet of retail, dining, and entertainment, a 60,000-square-foot medical center, and a 150-key hotel.
The first piece is already underway. The Current at City Center, an eight-story building with 350 apartments and 24,000 square feet of ground-floor retail, broke ground on February 27, 2025, and is expected to deliver in the third quarter of 2027. It sits along South Dixie Highway next to Miami-Dade’s Bus Rapid Transit corridor, which is a large part of why the plan is described as transit-oriented.
Senior housing at Pinnacle at Southland
Just south of the mall, at 11155 SW 211 Street, a roughly 2.73-acre parcel is planned for Pinnacle at Southland, 200 age-restricted apartments for seniors across two eight-story buildings, plus about 3,400 square feet of ground-floor retail. The project is phased, and the first 100 units and the retail component have already secured funding through the Florida Housing Finance Corporation. It advanced into formal site plan review after a Town Council zoning workshop on March 16, 2026.
Legacy Park and a new civic campus
Cutler Bay is also building itself a center of gravity. The Legacy Park and Municipal Complex is a planned 16-acre civic campus with a community park, Town Hall, Police Station, and a Community Center slated to include a new aquatics facility. On January 27, 2026, the Town shared the first exterior renderings at a Council workshop, a milestone in a process the Mayor noted began back in 2019. Those renderings are conceptual and the Town has not published a completion date, so treat the timing as open for now.
Everyday retail is filling in too
Next door to Legacy Park, the Publix-anchored Shoppes of Cutler Bay keeps adding tenants. On April 15, 2026, the Town Council approved the site plan for a 6,400-square-foot Flanigan’s at 20971 Old Cutler Road, with the restaurant expected to break ground before the end of the year.
What this means if you live here or are looking
A few honest takeaways.
If you already own in Cutler Bay, the civic campus and the Southland redevelopment are the kind of long-horizon projects that tend to shape an area over years rather than months. Construction activity near US-1 and Old Cutler Road is a fair thing to plan your commute around in the meantime.
If you are shopping, notice that most of what is being built here is rental and mixed-use, not for-sale single-family. Cutler Bay’s for-sale inventory is still mostly existing homes, so this news changes the surroundings more than it changes what is on the market today.
And if you are weighing Cutler Bay against other parts of south Miami-Dade, go stand on the streets you are considering at a few different times of day. Renderings are useful, but the feel of a block is something you have to experience in person.
